Gorgeous Marina City one bedroom/one bath condo that was completely rehabbed in 2004. I am the only owner since the remodel; the condo still looks brand new. The condo is located on the 26th floor in the west tower, with a southeast view - one of the few that can never be blocked in the future by new construction. Lake Michigan, the Chicago River, and the Navy Pier Ferris wheel are all viewable from the main balcony. The Chicago River and the John Hancock building are both easily seen from the bedroom half balcony. The condo has just been freshly painted and professionally cleaned. Truly move-in ready. Included with the sale are all items shown in the pictures, such as the flat screen TV, surround sound system, in-wall speaker system and double CD player, etc. Both balconies have grass-green carpeting (installed 2005). Glass doors lead onto each balcony and allow unobstructed views of the city. Screened doors let in the fresh air while keeping out annoying flies. Programmable thermostats in both living room and bedroom (installed 2005). A/C’s in both living room and bedroom were professionally cleaned in September 2004. The entry hallway, kitchen, and living room have Pergo flooring. There is a large walk-in closet with sliding mirrored doors at foyer (to your left as you enter the condo); this is the main closet in the unit. There is also a separate, smaller coat closet (to your right when you enter the condo). Track lighting with blue glass shades illuminates the hallway. The living room includes a 42” flat screen TV with DVD/VHS player, receiver, and surround sound system. Track lighting runs above the TV. A wall mounted Sharper Image double CD player is in the hallway just outside the bedroom. This is wired to two in-wall speakers in the main room. This setup provides high quality sound that fills the entire condo - you won't need any other sound system. The kitchen includes:- black pearl granite countertops and a tumbled marble backsplash that covers the entire cooking/sink wall- an undercounter wine cabinet- GE Spacemaker over-the-range stainless steel microwave with digital clock, hidden vent (vents directly outdoors so no cooking smells linger) and halogen lighting to light up the cooktop beneath or act as a nightlight or "welcome home" light- GE ProSeries stainless steel side-by-side door refrigerator with through-the-door ice maker and water dispenser- a deep single bowl stainless steel sink with a pull-out sprayer faucet- GE stainless steel radiant top ovenMaple cabinets keep the kitchen bright and airy. Track lighting in the kitchen and above the bar provide tons of lighting. The bathroom includes:- Baltic brown granite countertop on sink vanity- black pearl granite floor- ceramic tiled walls- oiled bronze robe hook, towel bars, toilet ring, and fixtures at the sink and in the shower- vent and heat fan with light right above the area just in front of the toilet - step out of the shower into a cozy blast of hot air!- mirror that runs the complete width of the vanity, from countertop to ceiling, with lighting above itThe shower has a Jacuzzi tub, tumbled marble walls, and glass by-pass doors.The sink vanity has six drawers (three on each side) and a center cabinet beneath the sink. Additional linen storage is provided by the linen cabinet in the bathroom (to your right as you enter). You can see this built-in linen cabinet reflected in the bathroom mirror in the picture. The bedroom has new laminate flooring that was literally just installed (the picture shown here still shows the carpeting that was in the bedroom previously). The new laminate flooring is almost identical in color to the Pergo flooring in the rest of the condo. I will update the bedroom picture as soon as I get to the condo and take a picture of the new flooring that was just installed.There is also a half balcony off of the bedroom.Marina City is preparing to renovate the communal laundry room (replace all washers/dryers) and a brand new fitness room. The laundry room is open 24 hours a day and is located on the 20th floor, with an absolutely stunning view of the Chicago River and downtown Chicago. The new fitness room is scheduled to be located on the 20th floor as well, so it will have the same amazing view.The condo is located in the neighborhood known as "Near North" and is literally within walking distance of everything Chicago offers: Navy Pier, Millenium Park, Michigan Avenue, museums, the library, great restaurants and stores. And you're right above the House of Blues and Dick's Last Resort (Dick's is located on the lower level of the west tower - the very tower this condo is located in). Smith and Wollensky (an incredible steak house) is also on the ground immediately below the east tower - a one minute walk along the Chicago River after you exit the west tower on the plaza level. It's an easy walk across the river to all of the El lines: Red, Brown, Blue, Green, Orange, Purple, and Pink. Midway airport is a 35 minute ride on the Orange line; O'Hare is 45 minutes away on the Blue line. And the CTA has dozens of bus lines that are routed along State Street and along Dearborn (the two streets that Marina Towers are located between). Zipcar offers car sharing and Marina City is one of their drop off points, so you may not need to own a car at all if you live here; check the Zipcar website for details on how their program works. Hertz and many other car rental companies have offices all within four blocks or less. However, monthly garage parking, if desired, is available in the building garage through System Parking (valet parking only; separate contract required with 30 days notice to cancel).The ground level of Marina City has a dry cleaners and a mini-market. There is a package receiving room that accepts packages and deliveries for residents (they leave you a notice in your mailbox when you have an item to pick up). The condo association has offices on the ground floor as well, and is staffed M-F 9-5; after-hours emergencies are handled by the security guards. Marina City is professionally managed by Draper and Kramer, a well-known property managment company.The monthly condo assessment as of December 2008 is $341.46, with an annual increase of 3.5% scheduled for January 2009; this will make the new monthly assessment $353.41. The monthly assessment covers all common elements - the elevator, 24 security guards, trash and water, and common area maintenance, insurance, and heat/air - as well as one receiver for Direct TV, which offers hundreds of channels, including all-music channels. You can rent additional Direct TV receivers directly from Direct TV under a separate contract - the cost is less than $10 per month for an extra receiver to get Direct TV in the bedroom.As is standard with all Chicago high-rises, the unit is completely electric. The electric is billed to you separately by ComEd, based on your usage (lights, cooking, heat/air, etc.)Annual taxes are approximately $2,400.00Marina City is a very well known building in Chicago and among architechture professors, students, and aficionados. It was designed by Bertrand Goldberg and the two towers were built in the late 1960's. The ground-breaking design of completely round towers remains unique. Goldberg's vision of a "city within a city" inspired other residential high-rises built afterward to include mini-markets and other services in their design as well.All units are laid out around a central core in which the elevators, staircases, and trash chutes are located.
