The best news is that NOBODY can come close to our pricing. We are also very proud of that.  We have 6 sizes available:  10' x 12' = $4850.00 12' x 16' = $5850.00 12' x 20' = $7850.0012’ x 24’= $8850.00 14’ x  30’= $11850.00 20' x 30' = $16850.0020' x 40' = $20850.00  9' x 18' mobile unit on licensed trailer frame = $8500.00   We deliver the cottage factory direct to your site. You can install it yourself with a couple friends over a weekend, or we also can arrange for an experienced, certified local crew that can install it properly for you over about 3 days or so ( for additonal fee). Delivery is free within 70 miles of San Diego or for a modest fee outside that distance.   Foundation. Your cottage does not have to be on an expensive permanent foundation. In fact, 90% of our cottages are set up by the install crew on pads of compacted gravel and concrete support piers, so that they are very stable and nice looking, but also the cottage can actually be moved in the future if you ever desire to do that.  Your guest and garden cottage is finished 100% on the exterior and about 95% on the interior. The only thing you have to finish on the inside is the floor covering (carpet, tile, hardwood or whatever) and the decorative wall covering above the nice natural wood beaded wainscot. We have learned not to try to include those items in the base package because they are decorating items with many people having different tastes.   About Wiring or Plumbing Hook Up:  Yes, it is easy to wire and/or plumb the cottage. Because we are a manufacturer, and not a builder, we don't wire or plumb the cottages ourselves, since that would often require a separate local permit. There are numerous contractors and handyman that could work with you to do this in about a day or so. You would have to check into permit requirements. However, the base cottage package does comes with a heavy duty contractors electrical cord (50' or 100') , so you can instantly plug it in for sufficient power for lighting, heating, computers, TV or whatever. Some people arrange with their own local contractor or handyman to add more extensive wiring or even plumbing, but they do that after we are done with our part of the installation.   About Insulation & Energy Efficiency: All of our windows and doors are high efficiency, double paned and insulated, with Low E glass. We also do offer an full optional insulation package- $700 for a complete floor vapor barrier and all walls and ceiling insulated with high quality Owens-Corning R-13 insulation.  $900 for all of the above, .    The Bottom Line.  We all know that some people easily spend $40,000 - $60,000 or more for a new addition just because they need more space at their home. We are pleased to know that our cottages are a wonderful, quick and whimsical alternative solution. Because most of our models are designed to be 200 sq. feet or under, you generally do not need a building permit in most cities and counties in California and Oregon, so that is a HUGE additional advantage.
