Description
This property is located in New York State in the town of Campbell in Steuben County. The property is 28 acres large and has nice mature trees all over the property. A small seasonal stream runs through the property. The entire property has a nice slope to it. There are a few great building sites on the property. It is zoned residential and as such is buildable. We had originally intended to start a full eco friendly resort type development on the property but have since some inter company changes and this project does not fall under our future company outlook. A full survey comes as part of the deal. We have also hired at great expense a topographical study with elevations. That survey was done by air through a local survey company. The survey with CDs for CAT comes with the sale of the property as well. We have prepared a marketing website www.blackbeartrails.com which will be part of the sale. The marketing material, the logo and its usage rights, the web name as well as the resort webname www.blackbeartrailsresort.com are included in this sale. The designed website is a flash website in two languages. It has cost us in excess of $5000 to build this site. The property has all taxes current and paid. There are no liens on the property. About the area: Campbell is a small town next to Corning. Corning is known world wide for its one of a kind glass factory producing Steuben Glass. In summer you see countless tourists from all over the world heading to Corning to visit the exquisite glass factory and its museum. Within a 30min ride you will come up to the Finger Lakes and one of the most famous race tracks in the world, Watkins Glenn. By taking the road west you come to the river and the main street that runs along the river, which takes you in ½ mile to the intersection to Campbell and the intersection to the Interstate. As for the transaction: We own the property free and clear. We have received a title insurance when we purchased the property over a year ago. The transaction was done through a local attorney. We are happy to do the transfer again through the attorney. All fees charged are at the buyers expense. Otherwise we will have a quit claim deed issued and sent to recording at the local recorders office once payment is received and has cleared our bank. The property is held under “Deer Valley Investments, LLC” a Florida corporation. There is no financing of this property available from our side. We do not offer financing.
