Our land is NOT acquired thru tax sales and is NOT acquired thru foreclosure, it's acquired from actual owners who wish to sell or at other land auction (also not acquired by them at tax sales either). I don't think there's anything wrong with foreclosure sales (somebody's got to pick up the pieces) BUT I don't wish to be part of them.  We'll give you a free and clear special warranty deed (as with most AZ properties we believe that the Fissionable Mineral Rights were sold off in the 50s for Cold War purposes, glad that one's over) after full payment is received but please be patient with the recording process with the county.  It can take up to two months to receive the paperwork from Arizona (they want affidavit of sale price notarized by both buyer and seller) BUT we will send it out immediately and send you a copy of all paperwork so you'll have that until the county records it and sends you the originals.  There is a $175 document preparation fee and that will cover you for any recording fees, paperwork, and mail cost up until you receive the deed.  Please only bid if you're serious about buying because these real estate auctions have become very expensive on Ebay.  If you have single digit feedback please contact me first before you bid.  We've had some folks not follow thru with even an email.  As you know, real estate on ebay is not binding BUT it should be for seriously interested parties only.
