The land consists of 505± acres of tillable acreage, 127± acres of native pasture, and the remaining 9± acres are in CRP. The east side of the property is bordered by Kansas State Highway 23 and the south side of the property is bordered by a good gravel county road (Bell Rd.). The farm land has very good soils with the principal crop being wheat and milo. The present tenant farmer has been doing an excellent job and has produced very good yields in the past years. With the recent tremendous jump in grain prices this makes the property one of the best investments available. It is very realistic in a decent year to show a return of almost 10%. As a bonus on your investment, this property also has good whitetail, muley deer and pheasant hunting. The property also features (2) 1/2-mile long shelter belts and a small area which might be able to be designated as a "wetland-area." Located just 4 miles north of the KS Hwy 23 and 156 interchange east of Garden City, this property is lies short distant between Cocannon Wildlife Area and the Finney Wildlife Area. The asking price for the land has been set at $572,800.00 or only $895 per acre. Half of the mineral rights will be included in the sale of this property. This property includes a 10-foot hunting tower and 2 feeders (as pictured above). Kansas’ average value of all farmland and buildings for 2007 is estimated to be $1,090 per acre. This compares with $940 in 2006 and $850 in 2005. Kansas’ average value of all farmland and buildings increased by 16 percent from 2006 to 2007. This information is covered in the USDA, National Agricultural Statistics Service report on Agricultural Land Values and Rents. Even with these large increases in values in Kansas, our land is still a bargain compared to national prices ($2,160 per acre). The November issue of The Progressive Farmer magazine features a story, "Land Prices Go Crazy" (the file is quite large and may take a while to download), which outlines the dramatic increase in land values in many states. Land continues to be a great investment and in Kansas, seems to have much upside potential. Where else can an investor see these types of increases in values? Kansas has emerged as a big buck destination for many hunters, as evidenced by the September 2007 story of "The Boomerang Buck" (the file is quite large and may take a while to download), as published in the North American Hunter magazine. Out of the Top 20 Deer Records in Kansas, the following list shows the deer taken in Finney County or the surrounding areas: Mule Deer - Typical - Firearms #2—190 7/8 #5—189 5/8 #6—188 5/8 Mule Deer - Non-Typical - Firearms #6—234 7/8 #7—232 6/8 #9—230 1/8 #10—229 7/8 #14—223 2/8 #19—217 1/8 Mule Deer - Typical - Archery #1—202 6/8 #2—199 4/8 #10—179 7/8 #11—179 6/8 #12—178 4/8 #13—178 3/8 #14—177 1/8 #16—176 2/8 #17—176 1/8 #18—175 5/8 #19—174 7/8 Mule Deer - Non-Typical - Archery #1—269 0/8 #4—236 1/8 #8—222 6/8 #10—220 7/8 #11—219 6/8 #15—213 5/8 #16—212 2/8 #17—211 6/8 #19—208 2/8 The November-December 2007 edition of the Kansas Wildlife & Parks magazine features a story, "Changing Times in Deer Management", that highlights the history of deer management in Kansas and the proposed changes that will be implemented in 2008. The Kansas Wildlife and Parks Department has worked hard to develop world-class deer hunting opportunities in the Sunflower State. The proposed changes will streamline the deer permit allocation process and make it easier for residents and out-of-state hunters to be able to enjoy deer hunting opportunities in Kansas. There may be a positive impact on hunting and recreational land in Kansas as well. You may view the whole story in Adobe PDF format by clicking on the following highlighted link: KDWP - Changing Times in Deer Management Examples of Kansas Deer         This property hosts whitetail deer and mule deer populations.
