I myself am a Realtor, focusing my efforts on tracking and alerting clients to these opportunities. The best deals lately have been 1) affordably priced new (or newer) properties, 2) cash-flow investment properties needing a little renovating, and 3) Cape Coral waterfront homes with gulf access. Prices in certain market segments are at or very near bottoming out here: namely the 2006-2007 built single family homes. These properties, as far below replacement cost, and cannot come close to being replicated at these prices. For investors, second home buyers, and 1st time homebuyers, these can make a lot of sense. Lee County, Southwest Florida Waterfront foreclosure properties are another target of choice. For example, a direct access pool home recently sold for $250,000 that a couple years back went for $750,000. In cases like this, the home is being sold for the land value alone-- you affectively are getting the house for free. Prime locations like this are again affordable, but an increasing number of competing buyers are finally taking note-- these are underpriced opportunities. The best deals tend to be found in Cape Coral. Because of the complexities of the city’s canal system, I’ve have a whole section devoted to it: learn about Cape Coral’s waterfront by going here. The focus here is on Lee County, which is made up of Fort Myers, Cape Coral, Estero, Bonita Springs, and the outer islands of Sanibel, Captiva, and Fort Myers Beach. Fort Myers is the main city, while Cape Coral is a very large residential suburb to the West. Cape Coral is unique in the fact that it has hundreds of miles of canals, many of which offer access to the ‘ocean,’ which we refer to as ‘the Gulf’ (Gulf of Mexico). Ft Myers has a good size international airport (RSW), so for our Northern visitors this area is much more convenient than the surrounding counties. Prices here are notably lower than the East coast of Florida, and our winter weather is bordering on perfection-- making it a more sought after choice than Florida’s more Northerly cities of Tampa, Orlando, Jacksonville, and Pensacola. See what you could be enjoying! Lately the majority of my customers have been Canadian buyers purchasing waterfront property. This is in response to two factors: 1) the weak US dollar means you are getting everything here at a major discount, and 2) our properties have recently dropped 50% (or more) in price. This combined situation makes for an ideal opportunity to grab choice U.S. vacation properties, especially the waterfront homes. We also have the international airport right here to make flights in and out as convenient as possible. I have experience in assisting foreign buyers to make these purchases, whether or not they are here for the actual closing. The process is fairly simple, and a large number of properties here are already owned by Europeans and Canadians. Even if you buy foreclosure properties, you are still getting a ‘title insurance policy’ which will guarantee the title is free of all liens and claims. If purchasing in cash, the process is very easy. If you are obtaining financing here in the U.S., that can be accommodated too.
